Project management is designed for investors who cannot, or would rather not, run a construction site day to day. We take over the operational side of the build, keep subcontractors aligned, and make sure agreed decisions, deadlines, budgets and quality requirements are actually carried through.

What we handle on the investor’s behalf
Pre-construction review
We review the available design documentation and bill of quantities, flag open issues, and plan the organisation and sequence of works.
Tendering, contracting and procurement
Within the agreed scope, we collect and compare bids, align the scope of works, and organise material procurement and subcontractor engagement.
Subcontractor coordination
We coordinate subcontractors, the sequence of works and the pace of execution so that each phase follows on from the last without friction.
Schedule and cost control
We track the construction programme, contracted costs and any changes that could affect the price or the completion date.
Investor reporting
The investor receives regular updates on progress, costs, open issues and the decisions that need to be made.
Completion and handover
We organise the final inspection of the works, the recording and remedying of defects, and preparation of the building for handover.

Scope and responsibilities
We agree which tasks we take over, which decisions remain with the investor, and how reporting will work.

We prepare the sequence of works, the construction programme, the procurement plan and the site setup.

We line up subcontractors, materials and site conditions, and launch the individual phases of work.

Completion and handover
We see the contracted works through to completion, oversee the remedying of defects, and prepare the building for handover to the investor.
Additional works are documented and approved
Additional works and items outside the bill of quantities are documented and explained to the investor. Wherever possible, we submit a quotation and obtain the investor’s approval before such works begin. Any other change that could affect the contracted price or the planned completion date is handled the same way.
The investor keeps the overview and makes the key decisions
We run the day-to-day organisation of the build, while the investor regularly receives the information needed to decide.

Frequently asked questions
Is project management the same as statutory site supervision?
No. Where regulations require statutory supervision, it is carried out by a licensed supervising engineer. Our role is the operational management of the build: site organisation, subcontractor coordination, and communication between the investor and everyone involved.
Can you take over a project where works have already started?
Yes. After reviewing the current state of the works, the documentation, the contracts and any open obligations, we propose how to take over the operational management.
Can you work with subcontractors the investor has already chosen?
Yes. The scope of coordination and responsibility is defined before the engagement begins.
Can we contract only part of the service?
Yes. The service can cover pre-construction only, a single phase of the build, or the entire period through to handover.
